Handyman Services in South Jersey
Roger handles repairs that agents and their clients need, plus the projects homeowners keep putting off. One reliable handyman, one call, the whole list.
Closing-Ready Repairs
When there's a closing date, an inspector's report, or a seller on the clock.
Inspection Repairs
Offer accepted, then the buyer's inspection comes back with a repair request. The list usually crosses trades: a little carpentry, a plumbing fix, an electrical item, a safety correction. Roger handles all of it himself, so you don't have to line up a different contractor for each line.
What to send: the inspection report or the buyer's repair request, and any photos. Roger quotes from those, or visits the home if he needs to see something in person.
What you get back: one quote for the whole list, the work done, and photos and an invoice you can forward to the other side.
CO Fixes
A failed CO means a list of mostly small fixes across several trades, with the clock running. Examples include:
Installing detectors
Repairing handrails, railings
Adding house numbers
Replacing rotting siding or trim
Installing dryer vents
Correcting sump pump discharge lines
Upgrading outlets to GFCI
Requirements vary by town, so send Roger the inspector's report and he'll work from that list. He quotes from the report and photos, or after a site visit, then makes the corrections so the home can be reinspected.
Pre-CO Walkthroughs
Every listing needs a Certificate of Occupancy (CO), and homes fail over small things: a missing smoke detector, the wrong outlet.
A failed CO means repairs, a follow-up inspection, and a closing date at risk.
Roger walks the home before the inspector does and flags what's likely to fail.
Repairs get done first, so the inspector comes once. It's his preview, not the official inspection, and requirements vary by town.
"It was a beautiful home. But the agent recommended a pre-CO walkthrough to avoid closing delays. I noted missing detectors, a laundry room outlet that wasn't GFCI, a couple other minor things. Small stuff, but catching it upfront meant no rebooking the CO inspector for a recheck."
